This two-family house with approx. 150m² of living space is located on the edge of the village of Dellach near Hermagor/Presseggersee in an unspoilt location surrounded by agricultural land.

The village of Dellach is located in the idyllic Gailtal valley and impresses with its tranquillity and rural charm, close to Hermagor and Lake Presseggersee.  The Italian border is approx 30 mins drive, so giving other options for holiday guests.  The Adriatic coast is a little over 2 hours drive.

The family ski area of Mauthan is nearby and the Nassfeld ski area is a short drive.

The house (built in 1962) is divided onto 2 floors. Each floor with an apartment.

It offers plenty of storage space in the attic, has a full underhouse basement and a new modern heating system with wood pellets (2023). The central heating can also be heated with wood.

The property has a beautiful garden with ample space, wonderful views plus a wooden garden hut approx. 20m² in size.  There is plenty of land to add a carport or garage if required.

The two separate apartments are currently accessed via a shared porch.
Both apartments have a kitchen, bathroom, WC, living room, bedroom and balcony.
The cellar rooms with practical storage and work rooms are also accessible from the garden.
