Austria Property Buying Advice – Estate agent fees:
These are controlled by law. It will typically cost you up to 3% plus 20% vat. This is a Austrian government regulated fee. For properties costing less than 40,000 euros the fees are 4% + vat.
Our property buying advice: Sometimes you can negotiate a fee, if the property is a very high value.
In Austria, both the seller and the buyer pay a fee of 3% + vat. to their agent or consultants.
What do we do for you? We become your personal Property Consultants and advise you to the best of our knowledge. We are not directly working for a seller, this is the job of our Austrian colleagues. Our remit is to look after your interests to the best of our ability and negotiate a better price when possible. This same remit applies if you have chosen us to promote and sell your property. To Keep you updated at all stages of the process and then meeting with you at the Notar for the signing. We have gained much knowledge of the Austria property market over the past 20 years and we use this knowledge to guide and advise on the best property for you.
We can negotiate on your behalf to ensure the best purchase or selling price. Our services and the costs are shared with our Austrian Colleagues, so you pay no extra whatsoever.
Fees
Fees: The rate set by the Austrian government is 3% plus 20% vat. Both the seller and the buyer pay this fee. (For properties under 40,000 the fee is 4% plus vat.)
The seller of the property pays our Austrian colleagues a commission of 3% + vat. Should you have purchased a property listed on our website or requested us to act for you and find a suitable property. There is a buyer fee of 3% + vat . This is not paid as a second commission to the estate agent, but which you pay to us for our services, and therefore avoiding any conflict of interest when an agent can potentially have two commissions..
We can also offer a virtual consultancy service. If you have seen or visited a property in Austria and would like advice. We can skype or zoom chat. You can ask all the questions and get advice before making a decision about a property you may be interested in buying*.
