It is easy to be tempted and want to invest in an Austrian property whilst on a ski holiday…snow, gluwein, log fires, apres ski…but what about the realities of a property purchase and owning property in Austria.
Legally all Purchase contracts must be in German language as that is the law. But It is surprising the number of people who purchase a property with no ‘English translation’ of the Purchase contract! You would not buy a property in UK, without fully understanding all the detail in the contract!
Nor would you make an offer to buy a property in UK unless you had your finance in place. It is the same in Austria! You need to have your finance in place or agreed before making an offer for that lovely chalet or ski apartment. For Mortgage and financing advice.
Problems
We get many emails and phone calls from people who have bought their dream ski property, only to find later there are rules that prevent them from using it as they require….of course as they have aleady signed for the property, there is little we can do for them! So, we cannot re-iterate enough, that you should always have a translation of the purchase contract and that you fully understand what you are buying before signing. Conflict of interest?
Estate agents in Austria have two fee charges. One to the seller and one to the buyer. Both are 3% + vat. We work alongside many of our Estate agent colleagues in Austria and we can offer our clients some choices from their property lists. Local agents want to sell property. But you must remember they are working mainly for the seller, who has signed a contract for them to do so. Even though you will also pay them an equal amount of commission for your purchase!. With our property advisor/consultancy services, we work for you our client and can, as your advisors/consultants, get all the necessary information. And we can negotiate for you, to ensure the best purchase price as we work for you. It costs no extra, as you then pay us instead of the estate agent!

Buying and registering a car in Austria.
In Austria, when you buy a used car. The registration number must have been de-registered, so the car is free to be sold. Then you must get your own car registration number, as the number given is specific to you and not the car. This also means that you can drive up to 3 insured cars on the one registration number plate! Very handy if you have a winter car and perhaps a summer soft top? Just switch the plates over to your other car.
To get a reg number you need to arrange with an insurance company to insure the car you intend to buy. The company then inform the registration authority that the car is insured and they can issue a number plate to you.
At the registration authority, once they have the confirmation of insurance, they proceed to create a number plate for you.
Each Austrian area has it’s own prefix. SL for Salzburg – W for Wien (Vienna) G for Graz and so forth.
When you go to collect your registration plate there are two copies of the registration document details given to you. Called the ‘Zulassung’. One gets clipped to the car info documents, and one, that is foldable, is given to you to keep in your wallet as you need to show to the police if you are stopped. B esides the registration number it contains all info on the car, the year of manufacture, the engine power etc.
There is also a slight difference if you are secondary resident, then you must re-new the registration every year, and of course get a different number plate!!
When it comes to selling your car, then it means de-registering.

We can meet with these professionals to discuss any works or repairs that you might wish to carry out. Also, to oversee any renovations or repairs. We work by the hour, half day or full day.
Our professional daily rates start from as little as €150 per half day ( 09.30 – 12.30 or 14.30 – 17.30) plus any incurred travel costs. Such as fuel & road tolls. A small price to pay for peace of mind.
