All your questions answered before buying in Austria!. Save on airfares & hotels by getting some answers before you visit Austria. With our property advisor/consultancy services, we offer a Skype or Zoom over internet. A face to face chat, to ascertain your exact requirements, answer your questions and advise you on properties. Plus all the processes you need to know about making a purchase. This is the cheaper than making a trip to Austria and finding out the problems when it is too late!

We offer a 30 min professional fixed price consultancy advice chat – €45

Save on travel to Austria costs.

1. We do of course meet with our clients when they come to Austria. But if you cannot travel to Austria, because of work or committments. We can visit properties for clients and create a report for them with photos of any defects. Also, checking out the local area or village. This we charge at a day rate + expenses such as fuel and toll charges.  We can generally report on up to 3 properties as long as they are within reasonable driving distance of each other. The costs for this are refunded if a client purchases one of the three properties.

Save on price paid for a property

2. We can help reduce a selling price by negotiating with sellers or agents for our clients. This can save you anything up to 20% but remember our consultancy 3% fee is always based on the listed selling price.

Get the required legal information

3. We can contact local gemeinde to get information about a property and what is allowed in respect of building permissions or holiday renting status.  The client is required to pay for any legal documents requested.

Managing a renovation project

4. We can manage a renovation project. Contact with builders and other tradesmen.

Legal documentation

5. We can obtain legal documentation about a property, and any restrictions. The client is required to pay for any legal documents requested.

Property visits

6. In a day, we can visit up to 3 properties of a clients choice or those suitable that we find, in the area of their choice. We can generally report on up to 3 properties as long as they are within reasonable driving distance of each other. The day rate and costs for this are refunded if a client purchases one of the three properties. Should a client need to check out more than 3 properties then there would be an additional charge to accolunt for time involved.

Meeting with Notars or Lawyers

7. We can meet with a local Notar prior to a client visit and we cvan also accompany a client to a Notar office to ensure that they understand all legalities by translating the German insitu

Meeting with Banks

8. We can meet with bank managers to discuss potential for property financing.We can also accompany our clients when meeting with banks.

Working agreement & Deposits

9. We require our clients to sign a working together agreement. This enables us to work on their behalf, when dealing with authorities or agents. A deposit is required from all new clients. This is to cover time involved in meeting with any institutions such as Gemeinde, Notars or Banks. Plus obtaining any necessary documents or phone calls to such institutions etc. So what do you get for your money?
